Open Membership Meeting
February 20, 2020
Meeting was called to order at 1:35 pm.
All five board members and two representatives from DHB Management Services were present. Board Members were: Cindy Gathe, Barbara Hein, Robert Van Doren, Ron Sabin, Veronica Del Rio.
The draft January 9, 2020 minutes were approved.
Veronica Del Rio accepted the position of MECA secretary.
Bob Van Doren and Cindy Gathe accepted positions as Architectural Review.
The DHB Financial Report was reviewed and approved. The report shows a balance of assets and liabilities as $221,714, including $81,688 in reserve for anticipated major repairs. DHB will email the existing Reserve Study to board members for further review against anticipated financial reserves.
Not enough votes have yet been returned to approve the proposed Covenants, Conditions, and Restrictions (CCRs). Only 164 of the required 228 valid ballots have been returned after several efforts. The board tabled the effort to get passage until an unspecified date.
A previously-approved increase in the RV storage lot fee was discussed. The increase was confirmed to be justified. However, it was found that, by oversight, the lot users had not been properly notified of the increase. DHB will send a letter to lot users explaining the increase and rescinding the increased charge for the period for which the notice was not properly given.
A new deck was approved for 3087 Montana Drive.
A bid to repair handrails on the Commons area bridge was rejected due to misunderstanding on the scope of work. Bob Van Doren will review the required work and clarify the scope.
A bid to replace and augment shrubbery at the front entrance was rejected. Bob Van Doren will communicate with the Landscape company to reduce the scope of work.
Next meeting will be at 1:30 pm on March 19, 2020 at 3156 Montana Drive.
